WHEN SHOULD I SEAL MY PAVEMENT and CRACKS?
Industry experts recommend that asphalt pavement be sealed coated every 2-5 years depending on traffic and overall conditions of the property. Crackfilling should be an integral part of your preventative maintenance plan. Proper sealing of cracks should extend pavement life for 3-5 years.  

SHOULD I GO WITH THE LOWEST PRICE ESTIMATE?
Instinctively selecting the lowest bid seems to be the way to go. But before you do, make sure you are comparing apples to apples. Perception of task, methods of measuring and miss calculations can produce different footage totals. Therefore, compare crack fill linear footage and sealcoat square footage amounts. Calculate the per unit price if there is a huge variation of area totals. Also compare numbers of coats to be applied. You should also take note of the cleaning and pre-prep work specified. Remember, the better the preparation, the better the sealant will perform.

WHY SHOULD I SEALCOAT MY ASPHALT PAVEMENT?
It is far less expensive to keep your asphalt paved parking lot/or driveway in good condition than it is to repair it once it has deteriorated. Asphalt sealants helps you maintain the benefits of the asphalt cement and ward off premature need of replacing your pavement.

WHAT IS ASPHALT?
Simply put, ASPHALT is derived from the same oil which produces kerosene, gasoline and vinyl; the tar from the oil is mixed with either sand or gravel to produce ASPHALT.

HOW LONG BEFORE MY PROPERTY IS AVAILABLE TO ME AGAIN?
 Completion of your job during a dry, humid day it will take 24 hours to properly cure. However, if we had to deal with damp pavement or light rain, it is best to allow 48 hours before using your freshly sealed lot or driveway.
